KOIN TOWER safety Procedures
 

In the event of an emergency

Day or Night Fire, Police/Bomb Threat, Serious Injury

  1. Call 911
  2. Call Building Management at 503.223.8040
  3. or Building Security at 503.224.7467 so that we can assist the emergency responders. 
  4. Evacuation and other emergency announcements will be made over the building public address system or by other means.

Injury & Illness

Medical Emergency Procedure:

  1. Call 911. Give name, telephone number, exact location (building KOIN Tower, floor, approximate location on floor).
  2. Then call Building Security at 503.224.7467.
  3. Stay with the sick or injured person until help arrives.
    A security officer will be posted in the building’s main lobby to direct emergency responders to the location of the emergency.

EVACUATION & CLOSURE

Due to a disaster, power failure or major weather condition, management or local authorities may determine that the building should not be occupied. Evacuation and other emergency announcements will be made over the building public address system or by other means.

Plan in advance for two individuals that will assist disabled individuals to the vestibule area in the stairwell.

evacuation procedure:

  1. Evacuate by the nearest stairwell, not elevators.
  2. Respond quickly and calmly.
  3. Help those who need assistance.
  4. Go to the stairwell, keeping to the right side (this allows room for fire or police personnel).
  5. Do not use elevators unless instructed to do so.
  6. Proceed in an orderly fashion exiting out either the north or south lobby to your designated evacuation area away from the building.

  7. Always check in at your designated evacuation area and notify your floor warden that you are safely out of the building.

POWER FAILURE

In the event of an internal power failure, the building has an emergency generator to power emergency lighting in offices and corridors. Certain stairwell and exit lights will also be lit. If you must leave the floor, please do so using the stairs. KOIN Tower management and local authorities shall determine if and when it is necessary to evacuate the building during a power failure. 

Evacuation and other emergency announcements will be made over the building public address system or by other means. 

EVACUATION PROCEDURE:

  • If you evacuate the building, exit out the north or south lobby and proceed to your designated evacuation area for safety.

    Floors 9-19: Terry Schrunk Plaza
  • Always check in at your location and notify your floor warden that you are safely out of the building.

ELEVATOR MALFUNCTIONS

Elevators are a safe mode of transportation. However, they can occasionally experience minor maintenance problems. Elevator technicians are on-call around the clock. As it may take time to repair the sophisticated controls, you may be briefly detained in the elevator. STAY CALM!

Elevator Malfunction Procedure:

  1. Locate the emergency HELP button near the bottom of the right panel.
  2. Push the HELP button.
  3. The phone will automatically call security.
  4. When security answers, explain the nature of your malfunction. Voice communication is located in the ceiling of the elevator.
  5. If there is more than one person in the elevator, only one person should talk at a time.
  6. You will be asked to identify the passengers and to give any other pertinent information.
  7. Do not try to force the elevator doors open.
  8. Do not attempt to leave the elevator unless it is level with a lobby floor.
  9. Sit on the floor of the elevator and relax. Qualified personnel will be immediately notified and correct the problem.

PROTESTS & DEMONSTRATIONS

Tenants Should:

In the event of a demonstration or protest outside of KOIN Tower, tenants can assist efforts to minimize disruption in a number of ways:

  • Please be patient and understanding if access/exit from the building is closed in response to a protest.
  • If you are entering KOIN Tower and notice a gathering of protesters, consider altering your route to avoid any potential for conflicts.
  • In the event of a building lockdown, do not try to enter or exit the building unless instructed to do so. Opening doors may allow protesters into the building.
  • Plan ahead. Consider developing a specific plan of action for what employees should do in the event that they cannot enter or exit the building.
  • If you see protesters starting to gather or receive information of a potential protest, please notify the Building Management Office at 503.223.8040 as quickly as possible.

NATURAL DISASTER & EARTHQUAKE

Disasters and emergencies affecting large areas and many people can sometimes develop quickly. Earthquakes, for example, can strike with little or no advance warning. There are certain things you can do to help prepare for, and cope with, almost any emergency. The most important thing to remember is STAY CALM.

Authorities recommend having a 72-hour supply of water, food and other essentials, such as critical medications, in the event you must shelter in place during a natural disaster.

Natural Disaster

  • Whenever a major storm or other peacetime disaster threatens, keep aware of weather reports and forecasts (issued by the National Weather Service), as well as other information and advice that may be broadcast by your local government.
  • Contact building security only to report emergencies. If you tie up the phone lines simply to get information, you may prevent emergency calls from being completed.
  • Stay away from the disaster area.

 

Earthquake

If Inside:

  • Take cover under desks or tables or in a doorway for protection from flying or falling debris.
  • Stay away from windows, doors containing glass, and bookcases or large filing cabinets.
  • Do not leave until authorized to do so.
  • Do not use the stairwells or elevators until instructed to do so.
     

If Outside:

  • Move into the open away from buildings and anything that could fall on you.
  • Once in the open, remain there until shaking stops.
  • Do not enter a damaged building.
  • Be aware that there may be aftershocks. Typically, the stronger the earthquake, the stronger and more frequent the aftershocks.
  • Do not smoke. Gas leaks are a serious concern after earthquakes.
  • Do not attempt to drive out of the garage as it may fill with carbon monoxide.

BOMB THREAT

During building hours, tenants should:

  • Call 911. Then call Building Security at 503.224.7467.
  • Evacuate the area immediately.
  • A floor warden should be available to direct police and building security to the location.

 

After hours, tenants should:

  • Call 911. Then call Building Security at 503.224.7467, and give complete information of caller or package that was found.
  • Evacuate the area immediately.

Evacuation and other emergency announcements will be made over the building’s public address system or other means. Listen carefully. If your floor is affected, notify other tenants on your floor as you are leaving.

Take all bomb threats seriously.

  • Keep the caller on the line.
  • Have another person call 911, then call Building Security at 503.224.7467
  • See bomb threat checklist below.
 

Bomb Threat Checklist:

  1. Remain CALM, LISTEN, and REMEMBER.
  2. DON’T HANG UP – keep the caller talking.
  3. Have another person call Police then Security.
  4. Gather information:
    - When will the bomb explode?
    - Where is the bomb now?
    - What kind of bomb?
    - What does the bomb look like?
    - Who are you?
  5. As you talk, try to analyze caller’s voice:
    - Male or female
    - Approximate age
    - Foreign or regional accent
    - Slurred or clear speech
    - Angry/calm/intoxicated
    - Background noises (animals/street noise)
  6. Time of call.
  7. If no one has done so, call 911. Then call the Building Management Office at 503.223.8040 or Building Security at 503.224.7467.

SUSPICIOUS ARTICLES

For suspicious articles found on our property:

  • Do no touch the suspicious article.
  • Immediately report the situation to Building Security at 503.224.7467.
  • Evacuate and cordon off the immediate area to prevent inadvertent exposure to the danger. 
 

For suspicious mail or packages received in your office:

General letter and parcel bomb recognition points:

  • Restrictive markings, such as “Confidential,” “Personal,” “Fragile.”
  • Excessive postage (using postage stamps, not meter strips).
  • Sloppy or unprofessional preparation.
  • Incorrect titles.
  • Titles, but no names.
  • Oily stains, discoloration or strange colors.
  • Fictitious or no return address.
  • Return address (if mailed) not consistent with state where postmarked.
  • Exceptionally heavy for size, lopsided.
  • Sloshing sounds, possibly liquid contents.
  • Evidence of electrical wire or tin foil.
  • Excessive wrapping materials, such as masking tape, strapping tape, or string.
     

If a suspicious package or envelope is received, do not continue handling the item and do not allow anyone else to touch it.

  • Note the names of persons who have handled the item.
  • Note the name and address of the sender and addressee and provide that information to Security.
  • Contact Building Security at 503.224.7467, identify yourself, and give the exact location of the suspicious item (floor, suite, and area).
 

Important:

Because of the increased sophistication of mail and placed bombs, fewer of these devices can be readily identified by merely examining the exterior of the package.

  • If you are not expecting a package, be suspicious.
  • Check the return address for recognition.
  • DO NOT OPEN THE PACKAGE until satisfied it is harmless.

Fire

KOIN Tower is equipped with a state-of-the-art fire life safety system. The office spaces are fully sprinkled and are equipped with smoke detectors, alarm horns and strobes.  A building-wide public address system is used to make announcements and provide instructions. 

KOIN Tower’s fire life safety system is monitored 24 hours per day by on-site personnel and a remote monitoring service. The fire department is automatically notified when the fire alarm is activated.

Plan in advance for two individuals that will assist disabled individuals to the vestibule area in the stairwell.

If alarm sounds on your floor:

  1. Remain calm and wait for instructions from PA system.
  2. If an attempt is made to put out a fire, make emergency calls first.
  3. Use ABC extinguishers located in hallway
  4. Do not use water on electrical or liquid fires 
  5. Evacuation and other emergency announcements will be made over the building public address system.
     

If you are asked to evacuate the building:

  1. Alert others in your area.
  2. Evacuate the building by the stairwells. Meet at your designated evacuation area.

  3. Always check in at your designated evacuation area and notify your floor warden that you are safely out of the building.
     

Do's and Dont's:

  • DO Evacuate floor if in personal danger or if instructed to leave by emergency responders or Building Management.
  • DO Use stairways only.
  • DO Close doors to slow the spread of fire.
  • DO Keep low when going through smoke. The air is cooler, there is less smoke and more oxygen.
     
  • DON’T Use elevators. An elevator could stop at a fire floor.
  • DON’T Open hot doors. Feel the door with the back of your hands. If hot, do not open.
  • DON’T Go back for your personal items.
  • DON’T Panic. Remain calm. The building is made of concrete and steel and has a state-of-the-art fire life safety system.
